Watch out for: some firms quote per metre and the totals add up fast. Ask for a fixed price for the whole ridge.
Lead flashing replacement
Typical cost: £300 – £700 (around a chimney)
Lead flashings around chimneys, abutments and valleys are responsible for a large proportion of roof leaks once they fail. Replacement uses code 4 or code 5 lead, dressed properly into the masonry.
Avoid any roofer who suggests "sealant" as a long-term replacement for proper lead work — it doesn't last.
Chimney repointing (full stack)
Typical cost: £400 – £900
Replacing failed mortar joints between bricks on a chimney stack. Essential for older Worcestershire properties — many Victorian chimneys are now overdue for repointing.

What affects the price?
1. Property type
Worcestershire has unusually varied housing. Period properties (Victorian terraces, Edwardian villas, listed cottages) usually cost more because they need traditional materials and methods — Welsh slate, lime mortar, reclaimed clay tiles, hand-cut lead. Modern estate homes are typically cheaper because the materials are stocked locally and the techniques are standard.
2. Access
If a roofer can do the work safely from a ladder, it's cheap. If scaffolding is needed (most jobs at height, anything substantial above ground floor), expect £300–£600 added to the cost. Cherry-picker hire for limited-access properties can add similar.
3. Pitch and height
Steep roofs (above 45°) and tall properties cost more — partly because of safety requirements, partly because the work simply takes longer.
4. The roofer
Worcestershire has plenty of roofers, but the quality varies enormously. The very cheapest quotes usually come from unregistered traders working without insurance — and the work often doesn't last. - Ask what's included — materials, scaffolding, waste removal, VAT
- Verify the company exists — search Companies House for free at gov.uk
- Check insurance — ask for proof of public liability cover
- Be wary of "cash only" deals — usually means no paper trail, no guarantee, no comeback if things go wrong
- Don't pay deposits — reputable firms don't need them
- Get a written guarantee on the workmanship
When repair becomes replacement
Sometimes a series of repairs makes less sense than a full re-roof. As a rough guide: if the cost of repairs over a five-year period would exceed 40-50% of the cost of a new roof, replacement is usually the better investment.
